Written By: The Desiree Goldman Group with BOLD Real Estate Are You Staying Cool This Summer? Our Market Isn't! Despite us having lower sales than last year, and low inventory, prices are still going up. The limited supply and higher interest rates leads to higher priced homes selling. There are more new construction options in the market now (especially in Chatham, Durham, Wake and Alamance Counties), but it's still lagging behind demand of buyers in the market.
New construction is enticing buyers by "selling" their financing options. While this may be helpful to the cash strapped, it's important to note the builders are probably factoring this into their pricing strategy. For example, they may be giving a credit at closing or upgrading design selections, the price of the home will be higher to cover the incentives. Remember, buy the house, not the deal!
"Do I really need a Realtor if I'm buying new construction?" The answer is YES! A dedicated buyers agent will always look out for your best interest, not the builders. We still make sure to schedule a pre-drywall inspection, a home inspection, do a radon test, order a septic/well inspection (if applicable), you name it! To ensure your home stands out in this market, strategic preparation is key. Start by enhancing curb appeal - first impressions matter! Refresh landscaping, update exterior paint, and ensure pathways are inviting. Inside, decluttering and depersonalizing spaces can help potential buyers envision themselves living there.
