In past Parade years, we’ve highlighted our favorite design features and luxury builders. Don’t get me wrong, I love seeing new trends in action and comparing build quality to price. But this year, we wanted to refocus on our core mission: selling real homes to real people.
Let’s be honest, a $3 million house isn’t “real” for most of our clients. So, for the 2025 Triangle Parade of Homes, we’re spotlighting our favorite new construction homes priced under $500K. Here are our top picks this year:
Subdivision: NoVi at Chatham Park
Builder: Homes by Dickerson
Specs: Detached single-family home | 1,876 sq ft | 3 bed | 3 bath | 2-car detached garage
Special features: Open-concept main level (kitchen, dining, and family room), covered porch, bedroom and full bath on the first floor.
Why we like it: We’re big fans of Homes by Dickerson’s quality and attention to detail, and it’s exciting to see that craftsmanship at a more accessible price point. The location is also fantastic. Residents enjoy parks, trails, the new YMCA, the MOSAIC district, and proximity to downtown Pittsboro and The Plant.
Price: $477,000
Subdivision: Sweetbrier
Builder: Mungo Homes
Specs: Two-story townhome | 1,974 sq ft | 3 bed | 2.5 bath | 2-car garage
Special features: Open-concept main level, electric fireplace, patio, and upstairs loft.
Why we like it: Sweetbrier offers a great lifestyle with a pool, clubhouse, gym, parks, playgrounds, and a dog park. It’s also in a prime location, just minutes from Brier Creek Commons, ZincHouse Winery, RTP, and RDU Airport.
Price: $423,786
Subdivision: The Townes at NoVi, Chatham Park
Builder: TriPointe Homes
Specs: Two-story townhome | 1,812 sq ft | 3 bed | 2.5 bath | 2-car garage
Special features: Open-concept main level, rear-entry garage, porch, outdoor living space, and upstairs loft.
Why we like it: TriPointe’s design style always impresses (and yes, they’ve partnered with Emmy-winning designer Bobby Berk of Queer Eye). Another win for Chatham Park, steps from the YMCA and all the area’s top amenities.
Price: $485,000
Subdivision: Bull City North
Builder: Lennar
Specs: Two-story townhome | 1,592 sq ft | 3 bed | 2.5 bath | 1-car garage
Special features: Open-concept main level.
Why we like it: A great low-maintenance option in Durham with easy access to Hillsborough, Chapel Hill, RTP, and RDU. Perfect for anyone looking to simplify without sacrificing location.
Price: $341,935
Subdivision: Raven Ridge Place
Builder: Stanley Martin Homes
Specs: Three-story townhome | 2,688 sq ft | 3 bed | 3.5 bath | 2-car garage
Special features: Open-concept second level, large lower-level rec room, and balcony.
Why we like it: This floor plan offers incredible flexibility and space for different family types. It’s also in a highly desirable North Raleigh spot near Six Forks, WakeMed North, parks, and I-540.
Price: $500,000
Whether you’re window-shopping for design ideas or seriously exploring a move, these homes show that great craftsmanship and smart design aren’t reserved for the ultra-luxury market.
